INLET DISTRICTthe new district across from the station

Inlet District is the master planned community Wesgroup is building on the west side of Coronation Park, 14.8 acres between Barnet Highway and Guildford Way along Ioco Road. It sits directly across the road from Inlet Centre Station, on land that held 59 fifties houses until the crews cleared it.

Nobody lives here yet. The first tower, 1 Market Square, broke ground in December 2025 and completes in mid 2029, and the full district builds out in four phases over roughly 25 years. This page tracks what is planned, what is under construction, and the day the first home here lists for resale.

THE PLANwhat is actually coming

The district

Wesgroup Properties is the builder, on land rezoned in 2024 after years of assembly. Inside the district sit four quarters, Market Square, Midtown, Central Green and Highland Grove. There are no surface roads in the plan. Vehicle access and parking run underground.

Phase 1, under construction

1 Market Square is the first tower, 27 storeys and 299 condos at 220 Guildford Drive, studio to three bed plans. It broke ground in December 2025 and completes in mid 2029. A supermarket, a pharmacy and a 194 child daycare sit in its podium.

What is planned

Six towers at 26 and 31 storeys, three six storey buildings and a four storey office building at full build, plus 101 rental homes with a share held for seniors. A new city park of about 2.5 acres anchors the middle, and a pedestrian bridge over Ioco Road links the district straight into Inlet Centre Station.

The long game

Four phases over roughly 25 years. The development agreement between the city and Wesgroup carries over $137 million in community contributions, the park, the station bridge and the seniors rental homes among them. Phases two to four have no dates yet, and this page will not pretend otherwise.

LIFE AROUND THE DISTRICTgroceries, coffee and everything daily

The district borrows its daily life from the same ground Coronation Park uses today, the station, the rec complex and the villages across Ioco Road. Its own shops, park and daycares arrive with the buildings. Here is what is here now, and what is planned, labelled as planned.

The station

Inlet Centre Station is directly across Ioco Road, 150 to 450 metres from where the district's homes will stand, Millennium Line trains plus the 183 and 184 buses. A pedestrian bridge over Ioco Road is planned to link the district straight into the station.

Groceries and daily needs today

Until the district's own supermarket opens, the daily shop is Save-On-Foods at 221 Ioco Road, with Suter Brook Village and Newport Village covering the small shop layer just west across Ioco.

Planned, inside the district

The plan puts a supermarket and pharmacy in the 1 Market Square podium, roughly 100,000 sq ft of shops and offices across the district, two daycares and a city park of about 2.5 acres at its centre. All of it is planned or under construction. None of it is open yet.

Rec and city

The Recreation Complex at 300 Ioco Road and the City Hall, library and Inlet Theatre cluster at 100 Newport Drive sit across Ioco Road, the same anchors the established neighbourhood uses today. Inlet Park on Murray Street, redeveloped in 2024, is the near park until the district's own park opens.

FOR SALE IN THE INLET DISTRICTnothing to buy here yet

Nothing resells here yet

Nobody lives in the district yet, so there are no resale listings. The only way in today is the 1 Market Square presale, which Wesgroup sells itself. The first resales appear once homes start completing in 2029, and this page will carry them the day they list.
