Heritage Woods is the newer master planned community along the top of David Avenue, where Port Moody rises into the mountain. Creeks and greenbelt thread between the streets, and a lot of homes up here look out over the inlet and the hills.
The stock is 2000s built, single family homes, townhouses along Panorama Drive and some larger luxury builds on the greenbelt lots. It is a drive for most errands, and in exchange you get the trails, the schools and the quiet that come with the elevation.
300 Panorama Place
Heritage Woods is the top of the city, and daily life knows it. The trails and the schools are right here, the errands are down the hill, and the car does a lap or two a day. Here is how the pocket actually lives.
There is no store inside the pocket. Grocery runs go down the hill to Suter Brook or Newport Village, ten to fifteen minutes by car, with Thrifty Foods the anchor shop. Living up here means a stocked pantry and a weekly run, and most families settle into that rhythm fast.
Coffee and dinner are down the hill in the villages, Starbucks and JJ Bean, Cobs Bread and the Suter Brook restaurant row. The pocket itself stays purely residential, which is exactly how the people who chose it wanted it.
Banking, clinics and services all sit in the Suter Brook and Newport node below. Inside the pocket, the Heritage Mountain Community Centre at Aspenwood Park is the local facility, and Eagle Ridge Hospital is a short drive southeast.
Trails are the headline up here. The Eagle Mountain and Cypress Lake trail network starts at the top of the pocket, Bert Flinn Park borders it on the west, and creeks run through the greenbelt between streets. Aspenwood Park brings the soccer field and ball diamonds, and the turf field, track and grass field at Heritage Woods Secondary double as the neighbourhood's sports ground.
Heritage Woods Secondary anchors the top of David Avenue, with its fields and track open to the neighbourhood. Aspenwood Elementary and the community centre at Aspenwood Park are the other gathering points. The recreation complex, library and city hall are a short drive down Ioco Road.
David Avenue is the spine, running west down to Ioco Road and east into Coquitlam. Locals call David Avenue the snow line, the road where winter starts on the climb. The 183 bus runs the avenue between Moody Centre Station and Coquitlam Central, with the 182 and the summer 179 to Buntzen Lake on the same corridor.

Catchments are set by School District 43 and they do shift over time. Before you buy on a school, confirm the exact address with the district school locator. And ask Lucas. He reads these catchments the way every parent here does, with his own kid in mind.
Heritage Woods listings with the right plan and the right street do not last. Join the watch list for this pocket and Lucas will flag new Heritage Woods listings as they land, plus the ones that never make the public sites.
