Heritage Mountain climbs the forested slope above the inlet, a neighbourhood of cul-de-sacs, greenbelt and trailheads at the end of the block. It is the quiet, settled side of Port Moody, built mostly through the 1990s and 2000s.
The homes are larger detached houses alongside townhouse and low rise complexes tucked into the trees. Daily life runs down the hill to the villages below, and that trade is the whole appeal. Space and quiet up top, everything else ten minutes down.
Life on the mountain runs on a simple split. The trails, the school and the quiet are up here, and the shops and services are ten minutes down the hill in the villages below. This is the honest picture of the trade every Heritage Mountain household makes.
There is no grocery store up the mountain, and nobody who lives here expects one. The small plaza at the foot of the hill on Ioco Road holds a Shoppers Drug Mart and a Starbucks, and the main shop is Thrifty Foods down in Suter Brook Village, open early to late every day.
Coffee inside the pocket means the Starbucks at the foot of the hill. The real choice is a short drive down to Suter Brook and Newport Village, where the cafes, bakery and sushi sit within a few blocks of each other. Most Heritage Mountain kitchens do the heavy lifting, and the mountain homes have the room for it.
Port Moody Eye Care sits in the plaza at the foot of the hill on Ioco Road. Banking, the liquor store and the rest of the service run sit in the same Suter Brook and Newport node below, and city hall, the library and the Inlet Theatre are right across Ioco Road at Newport Drive.
Bert Flinn Park is the anchor, a big protected forest with trails for hikers, riders and dog walkers and trailheads right at the David Avenue roundabout. Heritage Mountain Park behind the elementary school brings the soccer field, ball diamonds, playground and off-leash area. Sasamat Lake and Buntzen Lake are a short drive north through Anmore when summer lands.
Heritage Mountain Elementary is the pocket's own gathering point, with the park directly behind it. Everything else civic sits at the foot of the hill, city hall, the public library and the Inlet Theatre together on Newport Drive.
The 183 bus works the mountain, climbing Heritage Mountain Boulevard from Moody Centre Station and running east along David Avenue toward Coquitlam Central. The 182 and the summer 179 pass the David Avenue stops. Driving, Heritage Mountain Boulevard becomes Ioco Road southbound and the station sits at the bottom of the hill.

Eagle Mountain Middle

Heritage Woods Secondary
Grades 9 to 12, at the top of David Avenue. The catchment secondary for Heritage Mountain addresses, and one of the draws of the pocket for families.
Catchments are set by School District 43 and they do shift over time. Before you buy on a school, confirm the exact address with the district school locator. And ask Lucas. He reads these catchments the way every parent here does, with his own kid in mind.
Heritage Mountain homes trade on quiet streets and school catchments, and the good ones draw a crowd fast. Join the watch list for this pocket and Lucas will flag new Heritage Mountain listings as they land.
